404 Run Run (Original title: 404 Sukeenirun… Run Run, 2025) is a Thai horror-comedy that masterfully blends supernatural chills with offbeat humor. The story centers on Nakrob, a struggling house flipper desperate to salvage both his collapsing business and his rocky relationship with his girlfriend, Lyn. In a last-ditch effort to turn things around, he buys the notoriously haunted Sukhee Nirun Hotel—best known for the grisly murder-suicide involving Lalita, who killed her husband Ong-ard in room 404 before ending her own life.
As Nakrob and his eccentric renovation crew move in, what begins as a hopeful business venture quickly spirals into a nightmare. They find themselves caught in a chaotic loop of hauntings, possessions, and ghostly mayhem. Despite their frantic (and often ridiculous) attempts to exorcise the spirits, nothing seems to work. The film opens with Nakrob and the team in a rundown hotel, knocking on room 404 and asking the owner to welcome the guests. Suddenly, the door closes, and a woman screams, asking Nakrob and the group not to mess with her property. In the next scene, we go back to see how Nakrob and the group ended up in the rundown hotel. In a video, Nakrob introduces himself as a house flipper capable of turning any dilapidated house into a great space. Uncle Choke is busy drinking on one house-flipping job and has not done the painting job correctly. Unfortunately, clients arrive, so Nakrob makes the best of the situation. To push the sales, Nakrob plants Nammon as a prospective client, but all plans fail.
Meanwhile, Nakrob’s girlfriend Lyn hopes that Nakrob is doing legitimate business. Furthermore, Lyn hopes Nakrob will propose to her. Sadly, when Nakrob arrives at the office, Ti demands his money. Since Nakrob and Lyn have a joint account, Lyn suggests they use their marriage fund to pay for Ti. After Ti leaves, Lyn says she is unsure how long she can hold on to her dreams with Nakrob. So, Nakrob asks Lyn for one more chance to make their dreams come true. Once again, Nakrob looks for listings of houses when Suakrong jokingly suggests doing a big job instead of a small one so they make a more significant profit. Even though Suakrong is joking, Nakrob takes it seriously and finds an old hotel they can work on. The hotel is called Sukhee Nirun Hotel.
What happened to the group on the first day in Sukhee Nirun Hotel?
When Nakrob and his group ask a lottery seller for directions, his face turns sullen. When Nakrob insists on finding the hotel, the seller warns them they’ll meet death if they enter and then points them to Sukhee Nirun Hotel. The real estate agent tries hard to sell the hotel. As they reach the fourth floor, near room 404, the agent grows scared but hides it. The group pauses to discuss, and Suakrong and Nammon suspect ghosts. Hoping to lower the price, Nakrob asks if there have been deaths or hauntings. The agent lies at first, but a loud noise terrifies him, confirming Nakrob’s suspicions. So, Nakrob manages to lower the price by 10 million. After the deal, Nakrob leaves Uncle Choke to begin the renovations. Unfortunately, all the workers run away from the hotel, claiming to have seen a ghost.
As they discuss a female ghost in the hotel, Jie-Pen arrives with a delivery. After the Sukhee Nirun Hotel’s construction, Jie-Pen began working there. At the time, the owners were Mrs. Lalita and Mr. Ong-ard. Lalita, a beautiful and wealthy daughter of a quarry owner, married Ong-ard from Bangkok, angering her father. Soon, Lalita cut ties with her family.
One day, in room 404, Lalita killed Ong-ard before taking her own life. Locals believe that Lalita still haunts the hotel she loved. The story frightens Suakrong and Nammon, who insist on sleeping alongside Nakrob. Unlike them, Nakrob fears losing Lyn more than ghosts. That night, Nakrob sees visions of two dead bodies and a ghost choking him. Terrified, Nakrob wakes up thinking it was a dream—until he finds fingerprints on his neck. Meanwhile, Uncle Choke sees visions of Nammon and Suakrong in his room, though they’re actually with Nakrob.
Why is Lalita haunting the group outside the hotel?
When the group starts to hear sounds, Nammon calms himself by thinking it’s rats and cats until they hear a scream at 12:50 am. The following day, the group calls a newly ordained monk, as the other monks are busy. There is a stench when they reach room 404; when Nakrob looks near the room, it seems like an offering to the ghost. There is blood dripping from above.
When the monk realizes it, he flees the area in fear. So Uncle Choke takes over, as he was a monk for 20 Lents. Uncle Choke is drenched with blood oozing from the sprinklers. The door to room 404 opens, and a woman (Lalita) stands inside. The group now runs for their lives. When the group approaches the main door, it shuts itself, locking everyone inside. With some difficulty, the group escapes and runs to Jie-Pen’s karaoke bar.
There, Jie-Pen pities the group, but even in the bar, they can see Lalita’s ghost. Jie-Pen says that because Nakrob’s name is stated as the property owner, Lalita will haunt him, whether inside or outside the hotel. Furthermore, no other previous owners have survived, as Lalita will make sure to kill anyone who takes ownership of the hotel. Now, Nakrob gets drunk and enters the hotel to confront Lalita.
However, Lalita chokes Nakrob. Thankfully, the others arrive on time to rescue Nakrob. Outside, Nakrob says it’s time for them to move away from the hotel as it does not belong to them. Hearing this, Nammon and Suakrong get excited. Now, they goof around, pretending to be possessed until Nammon is actually possessed. It’s 12:50 am, and Lalita leaves Nammon’s body.
What happens to the hermit and his assistant?
Despite the hauntings, Nakrob vows to finish the renovation. The group now calls an international shaman, John, to get rid of Lalita, but unfortunately, he has hearing issues. The shaman, John, uses a special bullet to kill Lalita. Every time John fires at the door, Nakrob is hurt. Finally, Lalita shows herself and kills John. The group now runs around the hotel, afraid.
Just then, John appears, and Suakrong is surprised to see him alive. John says he knows how to escape the hotel, leading them to the rooftop. On the rooftop, John climbs up the sled and jumps. The process is in a loop. The group realizes John is dead, so they run down. The group sees a ghost hanging from the chandelier on the ground floor. They escape, and Nakrob gets treatment in the hospital.
There, Jie-Pen leaves newspaper articles for Nakrob detailing how one owner jumped from the roof and another hanged himself—echoing the group’s experiences at the hotel. Now it’s Nakrob’s turn. Meanwhile, Lyn tries to contact Nakrob, but he says everything is fine. Still, at the hospital, Jie-Pen calls Nakrob, saying a hermit can help banish Lalita.
Before entering the hotel, the hermit demands money for Nakrob’s life, and they agree. The hermit’s weapon is a knife, but being blind, he doesn’t realize Lalita is right in front of him and is killed. Next, as Lalita nears the group, the hermit’s assistant offers help. Just before stabbing Lalita, he demands an extra million. As Nakrob hesitates, Lalita kills him. Annoyed, Nakrob starts cursing Lalita, so the others drag Nakrob out of the hotel.
In what way can the group get rid of Lalita?
Outside, Nammon breaks down, saying he knows Nakrob bought the hotel for Lyn. The rest joins Nakrob, but things are getting out of hand now. Suddenly, Lyn appears, and Nakrob tries to explain that there is a ghost the group is dealing with. However, Lyn thinks it’s a foolish excuse. Later, Lyn expresses how she is tired of waiting and requests Nakrob to let her go, but Nakrob is unwilling to let the relationship die. After Lyn leaves, Nakrob is furious. So he tells the group that he will not run away from Lalita. Before beginning the mission, the group discussed a secret code, a complex song’s lyrics to prove whether someone is possessed.
Bravely, the group enters room 404. Suddenly, Lalita appears and accuses Nakrob of trespassing. As Lalita starts choking Nakrob, he tricks her and stabs Lalita with the hermit’s knife. They briefly think it’s over but realize Nakrob is possessed. Immediately, Nakrob begins harming himself by banging into the wall. Thankfully, Suakrong brings Nakrob back to his senses. The wallpaper peels off, revealing “I’m going to stay here forever with you” written in blood. After reading the note, Nammon realizes they must kill Ong-ard to stop Lalita. Just then, Ong-ard appears tied to a tub. As Lalita threatens Nakrob, Nammon holds Ong-ard hostage. So, Lalita drops the knife, but they vanish just as Nammon is about to strike.

The group sees what happened the night Lalita and Ong-ard died. That night, Ong-ard returns all the money he owes Lalita and tells her he’s selling the hotel to pursue new dreams with another woman. Devastated, Lalita tries to kill herself but accidentally slashes Ong-ard’s neck. After Ong-ard’s death, Lalita took her own life.
After that, Ong-ard and Lalita reappear, and just as Nammon is about to strike Ong-ard, Nakrob stops him, saying the one holding on must let go. The group realizes Nakrob is speaking from his experience with Lyn. Later, Nakrob visits room 404 and tells Lalita everyone deserves happiness. Additionally, Nakrob says he’s letting go and hopes Lalita can too. At the hotel, Nakrob ends things with Lyn so she can live freely.
Eventually, Ong-ard apologizes, and Lalita lets him go. Outside, Ong-ard asks if Lalita will join him, but she stays to care for the hotel. The group heads home and accidentally hits the lottery seller on the way. The lottery seller asks the group to buy the last lottery ticket as a pretty woman has purchased the rest. As they drive, the lottery number is announced, and they realize they have won. In the post-credits, we see that the place has become a hotel for ghosts, and Lalita owns it. This hotel is now open to all sorts of ghosts from anywhere. This makes Lalita happy.
The film emphasizes letting go if it is not serving the purpose, be it something material or a relationship. For Lalita, the hotel and Ong-ard’s love are all she has, but Ong-ard betrays her. So Lalita holds onto the hotel and Ong-ard for selfish reasons, but it does not improve anything. When Lalita let go, she found happiness in serving other ghosts.
Similarly, Nakrob tried everything to ensure his relationship with Lyn was intact, but when Lyn grew tired of waiting for Nakrob to change, Nakrob learned to let go. Hopefully, this teaches Nakrob a lesson, and he will stop scamming people and earn a living doing decent jobs. The lottery ticket does not seem like a coincidence, as we see the group celebrate winning, and the scene cuts to Lalita smiling and walking into the hotel. The pretty woman the lottery ticket seller talked about may have been Lalita. It was Lalita’s way of paying Nakrob.
